  Utilities
  

• Tenant is responsible for electricity and natural gas and will establish those utility accounts in the tenant’s name for the duration of the lease.
  

• Water and sewer service will remain in the Owner’s name. Tenant will reimburse the Owner for the actual invoiced amount within 10 days of receiving a copy of the applicable utility statement. No markup or administrative fee will be added.
  
  Application & Pet Policy
  
  A $50 non-refundable application fee per applicant is required for lease processing. Applicants will be asked to provide income verification and credit history demonstrating the ability to meet the lease obligations.
  
  Pets may be considered subject to approval. Monthly pet rent is $160 per pet, and an additional refundable pet deposit is required.
  
  Additional Services
  
  Professional cleaning services may be arranged through the Owner for an additional fee.
  
  Exact property address and private showing details are provided to qualified prospective tenants upon inquiry.
